Working with Builders

We have spent a lot of time working with designers, architects and engineers. We are often a little bit further down the line in terms of decision making, but are often consulted in terms of best products to use for durability, beauty and functionality. When working for builders, our typical process is as follows:

Meet with the builder and homeowners to review paint selections, colour schemes, and finishes.
Discuss specific needs, such as accent walls, trims, or unique finishes.
Set a project timeline to ensure the painting process fits within the construction schedule.

Surface Preparation:

Ensure drywall has been properly sanded and cleaned of dust and debris.
Check for any surface imperfections (nail pops, cracks) and fix them with joint compound or drydex.
Mask off windows, doors, electrical outlets, and other areas not being painted.
Cover floors and any exposed fixtures with drop cloths or protective material to prevent overspray.
Spray out all drywall finishes with a drywall sealing primer.
Pole sand after priming and between coats to ensure any remaining dust is removed and the walls have a perfectly smooth finish.
Spray out two coats on ceilings.
Spray out interior doors and casings (usually using a scuff resistant acrylic or urethane lacquer or paint that is quick drying and extremely durable).
We cut-in walls with a brush (two coats) and roll a single coat on walls.
Once cabinetry is installed, we will return to fix any dings or nicks left by other trades, and complete the full second coat on all walls.
Finally, we seam seal any baseboards (if needed) and fill any nail holes and repaint.

Of course there are always exceptions to the above. We work with some builders that only do drywall surrounds (no casings on doors and windows to give a cleaner finish) as well as either no baseboards, or inset baseboards with shadow lines between drywall and baseboards. We would be happy to adjust to your specifications as building processes change and evolve.
